The Client requested the complete refurbishment and renovation
of this 3,600 ft2 1930’s house as well as new extension to the rear
and new porch to front. South Dublin Construction was the main
contractor and PSCS. The main aim was to achieve maximum
thermal efficiency using modern techniques. The main energy
efficient techniques utilised were:
Weber Systems External fabric insulation with 120mm polystyrene
mechanically fixed to walls with the replaced windows moved
forward to the back of the back of the insulation board to avoid
cold bridging. The finish on the insulation is a coloured resin
compound requiring no maintenance. Various features were
achieved on the exterior e.g. raised panel picture frame details
around windows, attached columns at porch and plinth detail. A U
value of 0.25W/m2K was achieved.                        
Existing single windows were replaced (and some new added)
with thermally efficient double glazed argon filled timber windows
by Rationel Vinduer Ltd. with a U Value of 1.30W/m2K to
1.50W/m2K.

Viessmann Vitosol flat plate solar panels of 6m2 were added to
the south west facing roof at rear to supplement hot water
requirements.
A 90% efficient Viessmann Vitodens 200 gas boiler was installed

The existing suspended ground floor was removed and replaced
with insulation and wet system underfloor heating with self
levelling screed over. This has achieved a U Value of 0.15W/m2K
Full zoned controls of heating to living areas and bedrooms with
full thermostatic control.
The combination of the above improvements as well as efficient
new build elements resulted in a Building Energy Rating of the old
hose of a G being improved to a B1. Estimated cost saving per
annum in heating and electricity costs would be €3,500 per
annum. The successful outcome on this project can be attributed
to a detailed Mechanical and Electrical specification at tender
stage as well as architects frozen design from an early
stage of construction once works were opened up.
